After many ups and downs, 5-6 offers rejected or ignored by sellers, with the 8/14 move out deadline approaching, we started to give up hope that we can find a house and move in before 8/14 (Remember from contract to closing take at least 20-30days). At the last minute, on 7/12, we were very fortunate to be able find this house at a short sale with a bank-approved price. It was not without some thrillers, even after the seller accepted our offer, and the short sale price is in theory approved by the lien holder/s, we still are not sure.. and a week later, the bomb dropped on us that the 2nd lien holders want a contingency or they will block the short sale, they want the seller signed an unsecured promissory note for a portion/all of the amount owe to them. We were sure that we will lose the house again and probably have to move in to an apartment or our friend's basement temporary and twisting our fingers and wondering how we get ourselves into this situation. Fortunately, we hear the good news today that both lien holders ( banks of the sellers mortgage) will approved the short sale. YEAH!!! And we even have time to have it close and move in before the deadline. YES!
